Purchasing Property in Mexico


Although I’m not an expert on purchasing property in Mexico, over the past forty-five years I have learned a great many truisms.  Rent and live in the area where you are considering buying for six months to a year.  You need to be certain you can adjust to the cultural differences between Mexico and the United States or Canada. In addition, you really should experience weather year-round before committing to a home — some mountain locations get cold in winter; beaches can be really hot and humid in summer.

1.       When you purchase, write on the contract which appliances and fixtures go with the home. We consider attached fixtures and appliances as part of the home but the tub, wash basins, lamps, refrigerators, etc. are not included automatically under Mexican law. You must write on the contract what is included.

2.       Make certain you are represented by an attorney working under a notary or — better — by the notary himself before purchasing.  Have a notary sign off on your purchase before paying for your new property.
